Sort the list before you spend
Split the list into safety items, water items, and cosmetic items. A roof leak and a dated faucet are different kinds of news. You do not have to fund either one before the first visit.

Two ways the list gets used
In a cash purchase, the list is information for our walk. We are taking the remaining work if we buy. In a listing, the list is a menu. You might complete some lines so the photos match the story you want.
