Sell an inherited house

Yes, we look at inherited houses. Tell us who can sign, whether probate is still open, and the condition. We can buy the house or talk about listing it. A price comes after we see it. Call (540) 547-SELL.

Who can sign

Start with the names on the deed and the names in the will. One heir can call and ask questions. Every person who must sign still has to sign. If a court file is open, tell us where it stands. Questions about the estate itself belong with your attorney. We look at the house.

The house as it sits

Many inherited houses still have the old kitchen, the old heat, and rooms nobody has cleared. You do not have to renovate before you call. Tell us what you have seen and what you have not. If you live out of town, a key, a neighbor, or a video can start the look. We still walk the house before we write a number.

Cash or a listing

A listing can fit when the house shows well and the heirs can wait through visits. A cash sale fits when the group wants one buyer and one walkthrough. You can ask for both. We label the two paths so a listing file and a purchase stay separate. The heirs choose after they see a written offer, not from a guess on the phone.

What to gather

Bring the address, a way inside, and a note on occupancy. Say if taxes or a mortgage are behind. Say if there is a second lot or a shop building. Fredericksburg city houses, Stafford village houses, and county lanes all come up. The address tells us which guide fits. The estate facts tell us who has to be in the conversation.

A calm first call

Call (540) 547-SELL or send the form. Tell us you inherited the house. We will ask about signers and access, then we set a time to look. You can stop after that look. You can stop after the look.

Estates in town and in the counties

A brick house near Caroline Street can sit for years after a parent dies, with original plumbing and a stack of mail. A Partlow or Bowling Green house can come with extra land and a building nobody has opened. Heirs in another state often want one visit. Tell us which of those you have. We drive to the address. We do not treat a city estate and a county estate as the same errand. If several cousins must sign, list them before we book the walk. If one person has the only key, say so. The goal of the first hour is a clear look and a clear list of signers.

After the look

If we make an offer, it is in writing and it names the house we saw. If a listing fits better because the house is ready and the heirs can wait, we say that too. You can take the writing to the other heirs and to your attorney. Nothing in the first call forces a sale. Taxes and a small mortgage sometimes surprise people who have not lived in the house. Mention them if you know. If you do not know, we can still look and you can gather the bills after. Call (540) 547-SELL when the group is ready for a date on the calendar to open the door.

Personal items and the building

Heirs often worry about furniture, photos, and a piano more than about the shingles. You can remove what you want before we look, or leave it and sort later. Tell us if a dumpster is already in the driveway. Tell us if a storage unit is part of the plan. The building is what we price. The memories are yours to schedule. If a sibling wants a weekend to collect boxes, pick that weekend before we book a walkthrough so we are not stepping over an argument. A Fredericksburg row and a Caroline farmhouse both hold a lifetime of objects. The difference is the number of trips to the truck. Call when the group has a plan for the stuff, even if the plan is to leave it. Label boxes you are keeping so a walkthrough does not turn into a sorting argument. Bring the will only if you want your attorney to, not for us.

Questions

Can we sell before probate is finished?
Sometimes the sale can be timed with the estate, and sometimes it cannot. Tell us where the court file stands. Your attorney handles the probate questions.
Do all the heirs have to agree?
Yes. Everyone who must sign still has to sign. A cash sale does not remove a person from the deed.
Do we have to clean the house out first?
No. Tell us what is still inside. We look at the house in that condition.
Can one heir start the call?
Yes. One person can ask for information. The deed still needs every required signature.
Can the house be listed instead?
Yes. If the heirs can wait and the house is ready for shoppers, ask for a listing. You can ask about cash at the same time.
Which areas do you cover?
Fredericksburg, Stafford, Spotsylvania, Caroline, King George, Prince William, Woodbridge, and Colonial Beach. Send the street.
