Yes, we look at empty houses. Tell us how to get in and how long it has been vacant. Utilities, insurance, and a lawn can keep billing while it sits. You can ask us to buy it or to list it. Call (540) 547-SELL.
Access
A lockbox, a neighbor, or a locksmith appointment can get us inside. If the power is off, say so, because basements and attics are hard to see in the dark. If you have not walked through in months, say that too. We would rather find a surprise with you than guess from the curb.
Why empty houses get calls
Owners leave for work, heirs live elsewhere, and tenants move out. The house keeps its taxes, its insurance, and sometimes its association dues. A listing can work if you can prep it and wait. A cash look can happen with dust still on the counters. Tell us which wait you can handle.
Different kinds of vacant
A downtown Fredericksburg house that is vacant is a parking and access puzzle. A Hartwood or Partlow house that is vacant is a long lane and maybe a well. A Woodbridge townhouse that is vacant is an association and a parking space. Name the place. The vacancy is the shared fact. The building is not.
What we need in the note
How long it has been empty, who has keys, and whether heat and water are on. Mention vandalism or a leak if you know about one. If a relative is also on the deed, add their name. We look, then we talk about a written price or a listing plan.
Call from wherever you are
Call (540) 547-SELL even if you are in another state. Send the address and the lockbox code when you are ready for a visit. You do not have to fly back for the first conversation.
Bills that do not pause
Insurance, taxes, and sometimes heat for a vacant house keep coming due. A Hartwood lane and a Woodbridge townhouse both cost money while they sit, in different amounts and for different reasons. Tell us how long the lights have been off. Frozen pipes and a musty basement are things we would rather hear about than discover with no warning. If a neighbor has been watching the door, ask them to stay involved until we visit. An empty house can draw the wrong kind of attention. A scheduled look is better than a surprise.
Listing an empty house
Shoppers can tour a vacant house easily, which helps a listing, and they also see every flaw with the lights on. If you want that path, we can talk about a basic clean and which repairs change the photos. If you do not want another month of bills, ask for a cash look first. You might do the look and still list. The two conversations stay labeled. Call (540) 547-SELL, give the lockbox details, and tell us the last day someone slept there. That single fact explains a lot about the condition.
Alarms, pools, and winter pipes
A vacant house with an alarm needs the code and the monitoring company name, or the siren becomes the whole visit. A pool that has been closed for the season needs a note so we do not treat a cover as a deck. Pipes that were drained, or pipes that were not, change what we check in January. Write those three things down: alarm, water, heat. If a realtor's lockbox from an old listing is still on the door, say whether it works. If a relative checks the house on Sundays, we can meet them. Empty does not mean abandoned. It means you are not sleeping there. Call (540) 547-SELL and describe the last time someone stood in the kitchen. If mail is piled inside the door, you can leave it or you can clear a path. A path is enough. If you hired a cleaner once and they could not get in, fix the access before we drive. Tell us about any car left in the driveway that is not yours. Tell us if the grass is tall enough to hide the walk. Small notes like that save a wasted trip. We would rather postpone a day than arrive at a house we cannot enter. If the key is with a neighbor, tell that neighbor we are coming. A surprise visitor at an empty house helps no one. Leave a light on if the power is still connected. A lit porch helps at dusk.
Questions
- Do I have to be there?
- No. We need a safe way in. You can be on the phone.
- What if the utilities are off?
- Tell us. We can still look. Some systems are harder to check without power.
- Can a vacant house be listed?
- Yes. If you can prep it and wait for shoppers, ask for a listing.
- Is an empty rental the same thing?
- Often. If a lease just ended, say so. The tired-landlord page covers tenants who are still there.
- What if it has been vacant for years?
- Say how long. We look at the condition we find, including what you have not seen.
- Which vacant houses do you see?
- Houses in the areas on our location guides. Send the street.
