Yes. Tell us what happened: fire, a storm, a leak, or a room that failed. You can call before the repairs are done. We look at the damage, then any price is in writing. Call (540) 547-SELL.
Say what happened
A kitchen fire, a fallen tree, a burst pipe, and a roof that opened in a storm are different repairs. Tell us which one you have and whether anyone can safely walk inside. If part of the house is closed off, say which part. We do not need a rebuilt house for a first conversation. We do need the truth about safety.
Insurance and the sale
If a claim is open, tell us. We are not your insurance company and we do not direct the claim. A sale and a claim can exist at the same time, and they can also get in each other's way. Your adjuster handles the claim. We look at the property as it is when we visit.
Price follows the damage
A damaged house is not priced like a finished one. We say that before anyone gets excited about a retail number. If you want to repair and then list, that path is open when the structure is safe to show. If you want to sell the damage with the house, ask for a cash look. Photos of the damage help us prepare. They do not replace the visit.
Across our area
Storm damage shows up on river lots and on inland lanes. Older city houses can have water in a basement. Newer county houses can lose a roof. Colonial Beach, King George, Caroline, and the interstate counties all call after weather. The address and the kind of damage are the two facts that matter first.
Call when it is safe to talk
Call (540) 547-SELL when you can describe the damage in a sentence. If the house is unsafe to enter, say that immediately. We plan the look around that limit.
Storm, fire, and slow leaks
A tree on a King George roof, a slow leak in a Fredericksburg basement, and soot in a kitchen each need their own description. Describe the event and the date it happened. If tarps are up, say who put them there. If the power company pulled the meter, say that. We plan the visit so nobody walks into a weak floor or a live wire. You can send daylight photos of the damaged area before we arrive. Those photos help us bring the right shoes and the right questions. Bring them to the visit.
Repair later or sell now
Some owners want the insurance work finished and then a listing. Some want the damaged house sold to one buyer. Tell us which hope you have. If a claim is open, your adjuster stays in charge of that claim. We stay in charge of looking at the building. A retail price assumes a house shoppers can tour safely. If they cannot, a listing has to wait. A cash conversation can start sooner. Call (540) 547-SELL, say fire or water or storm in the first sentence, and then give the address.
Tarps, soot, and standing water
A blue tarp is a fact. Soot on the ceiling is a fact. Standing water in a crawl space is a fact. Tell us which of those we will meet. If a mitigation crew already pulled out wet drywall, say how far they got. If they have not started, say that too. Do not try to power a wet room for our sake. If an electrician has tagged the panel, leave the tag in place. We can look with flashlights. Smell from a fire can linger after the visible damage is small. Mention smell if that is what remains. Call (540) 547-SELL and use the words tarp, soot, or standing water so we know what to wear and what to avoid. If a room is open to weather, we look from the safe side. If only the ceiling stain remains, we still want to see the stain and the floor below it. Bring any photo from the day it happened if you have one on your phone. You can tell the story in a minute. The rest of the time is walking. If a contractor is mid-repair, we can work around them or wait until they are out. Say which you prefer when you call. Safety comes before the tour. Tell us which rooms are closed off.
Questions
- Do I have to repair the damage first?
- No. Tell us what is damaged. A price, if we make one, comes after we look.
- What if the house is not safe to enter?
- Say so. We do not ask you to walk into an unsafe building. We plan the look around that.
- Can I still file an insurance claim?
- That is between you and your insurer. Tell us if a claim is open so we understand the timing.
- Is fire damage different from water damage?
- Yes. Describe which one you have. We look at that house.
- Can I list it after repairs?
- Yes. If you repair it and want shoppers, ask for a listing then.
- Where do you work?
- The communities on our location guides. Call (540) 547-SELL with the street and a short description of the damage.
