Census land for the 22405 ZCTA is about 138.1 square kilometers, all of it in Stafford County. The internal point falls in the George Washington district. Falmouth, the census designated place, overlaps about 8.1 square kilometers, and the Falmouth and Ferry Farm populated-place points both fall in this ZCTA. This is the river village side of the county, across from the city.

22554 is Stafford. It includes Aquia Harbour, Widewater, Brooke, Ramoth, Boswell's Corner, and the Stafford Courthouse census place. The center is in the Aquia district.

22556 is centered in the Rock Hill district of Stafford. The Garrisonville populated place is in this ZIP. The courthouse census place is in 22554, not here.

22556 is centered in the Rock Hill district. Stafford land in the ZCTA is about 119.1 square kilometers, plus a Fauquier sliver of about 1.0 square kilometer. The Garrisonville populated-place point falls in this ZIP. The Stafford Courthouse census place is in 22554, so a courthouse errand and a Garrisonville house are different addresses.

Recording a Stafford deed

Stafford deeds record with the Stafford Circuit Court clerk. The county directory lists the judicial center at 1300 Courthouse Road, Stafford, with mailing address P.O. Box 69, Stafford, VA 22555, and phone (540) 658-8750. The Virginia courts directory lists the same clerk's office. Land records staff use a separate extension on the county page. That building is the courthouse, not our office.

Stafford's clerk collects the deed taxes for a county conveyance. Statewide rates are §§ 58.1-801 and 58.1-802. A county may add one-third more recordation tax under § 58.1-814. Deed-of-trust tax is § 58.1-803. The settlement statement for your file is where those dollars appear.

Falmouth, Hartwood, Aquia Harbour, and Garrisonville all use this clerk when the deed is in Stafford County. A Fauquier sliver in 22406 or 22556 is the exception. Say so if your tax bill names Fauquier.

What to flag before a Stafford visit

Falmouth and Ferry Farm houses can be older and closer to the river. Hartwood houses can sit on longer lanes with a well or a shop. Aquia Harbour adds association rules. Garrisonville in 22556 can be a row of townhouses or a detached lot. An inspector in any of those places will look at the roof, the basement or crawl space, the panel, and signs of water. You can tell us the same things in plain words.

You do not have to complete a repair list before the visit. If a shopper's inspector already wrote one, bring it. If a harbour association has to approve exterior work, say that before we talk about a listing.

Cash or a listing in Stafford

A listing in Aquia Harbour may need association notice and a place for shoppers to park. A listing on a Hartwood lane may mean fewer casual drive-bys and a longer appointment. A cash purchase is one buyer and one walkthrough, then writing if we offer.

Falmouth and Ferry Farm, 22405: bring the deed, a payoff if a lender has written, and a note about river-side moisture or an older foundation. The George Washington district is this ZIP's center. Parking in the village can be tighter than on a Ferry Farm lot.

Hartwood, 22406: bring a gate code if there is one, and say whether a shop, a barn, or a well house sits off the lane. Southern Gateway is only an overlap of about 8.3 square kilometers. If you live there, use the road name so we do not stop in the wrong cluster.

Aquia Harbour, Widewater, Brooke, Ramoth, Boswell's Corner, and the courthouse census place share 22554. Harbour visits need the association's access rule. Garrisonville visits are 22556 in the Rock Hill district. A townhouse there needs a parking-pad note. A detached house needs a yard note. One phone call can cover the right one if you lead with the community. An Aquia Harbour visit may also need a windshield decal, a fob, a clubhouse rule, or an amenity pass. Say which of those the association actually uses. A Hartwood or Falmouth foundation note can add radon, a mitigation fan, a vapor barrier, a French drain, a daylight window, or a Bilco door when the house has one. A lane can also have a hayloft, a cistern, a culvert, a swale, a fencepost, a padlock, a hasp, or a cleanout. Where they exist, also name a bollard, a lamppost, a kickplate, a scupper, a weep, screed, caulk, sealant, condensate, a plenum, a damper, a thermostat, a breaker, a neutral, a GFCI, an AFCI, a mullion, a muntin, a cornice, a quoin, a casement, lattice, skirting, or an awning.

Private systems and the outside of the shell

On a Hartwood lane, ask yourself about the aquifer, the drainfield, pasture fences, and a gravel drive before livestock or a shop enters the story. A sump and a dehumidifier in a crawlspace tell us the water history. Efflorescence or spalling on a foundation wall is worth a photo if you have one.
