Call while you still have time to talk. Bring the letter and the date on it. We look at the house and the payoff. If the price cannot cover what is owed, we tell you. Call (540) 547-SELL.
Bring the paper
A mortgage letter, a tax bill, and an association notice are different documents. Tell us which one you have and the date printed on it. Read that date to us on the first call. Earlier is easier than the week a sale is being forced. We use the date you actually have.
The payoff math
A payoff is a line on the settlement statement. If a written price does not cover the payoff and the costs that have to be paid, the sale may not close unless the lender agrees to something else. We tell you if the numbers do not cover it. We do not pretend a web form changes a lender's process.
What we can do
We can look at the house and talk about buying it or listing it. Hire your own attorney for legal questions and a credit counselor for credit questions. Occupied houses and empty houses both qualify for a look.
Around the region
Owners call from Fredericksburg, Stafford, Spotsylvania, Caroline, King George, Woodbridge, and the rest of Prince William. The county does not change the advice to call early. The address changes how we plan the visit. Association houses in Aquia Harbour or Dale City should include the association name.
Start with the date
Call (540) 547-SELL and lead with the date on the letter. Then give the address. We look at the house and the payoff together. You can also ask what a listing would take if you have time.
Mortgage, taxes, and dues
A late mortgage, a county tax bill, and an association ledger are three different pressures. Homeowners in Dale City, Lake Ridge, and Aquia Harbour often have dues on top of the loan. Rural owners in Caroline or King George may be looking at a tax bill and a long lane. Bring the right paper. If more than one bill is late, say so. We look at the house either way. The bills tell us whether a sale can cover them. You should keep talking to the lender or the locality about their own deadlines. We talk about the property.
A plain sequence
First the date, then the address, then a look. If the house needs a roof or has been empty, include that in the first conversation. If someone still lives there, we schedule around them. If you want shoppers and you have months, a listing can still be the better money. If the date is close, a direct purchase is the conversation most people ask for. We tell you which one the facts support after we see the house and the payoff. Call (540) 547-SELL and have the letter in your hand.
Association ledgers and tax tickets
In Aquia Harbour, Lake Ridge, and Dale City, a dues ledger can be as urgent as the mortgage. Ask the association for the resale number they want at closing and tell us you requested it. In Caroline or King George, a tax ticket from the treasurer may be the paper in the drawer. Photograph it. If a payment plan already exists, say how many payments are left. We do not replace that plan. We look at whether a sale changes the picture. Bring a utility shutoff notice if you have one, because no power makes the basement harder to see. The sooner the papers are in one pile, the clearer the conversation. Call (540) 547-SELL with that pile next to you. If a servicer phone menu has been your only contact, a property conversation is a different call. Have the loan number handy if you know it, and the name of the servicer. If you already applied for assistance and were denied, you can say that in one sentence. We still look at the house. The denial is useful context. We still look at the house. A spouse or a relative can join the call if they are also on the loan. Tell us who is on the line at the start. Keep paying what you can while we look. A conversation lets us look while you handle the lender directly. Bring every notice you have with you today.
Questions
- Does filling out the form stop a lender?
- No. A form is a request to talk. Bring the date on the letter you already have.
- What if the price cannot cover the loan?
- We tell you after we see the payoff and the house. A sale may need the lender to agree to something else. We do not promise that agreement.
- Can the house need work?
- Yes. Tell us the condition. The payoff still has to work on paper.
- Are taxes and association dues the same as a mortgage?
- No. They are different bills. Tell us which one is behind and send the notice.
- Can I list the house instead?
- Yes, if you have time for showings. Say so. We can also look at a cash sale.
- Who should I call for legal help?
- An attorney. We look at the property. We do not give legal or credit advice.
