You can sell a Spotsylvania house to us for cash, or we can talk about listing it. Chancellor is in 22407. Massaponax is in 22407 and 22408. Leavells and the courthouse are in 22553. Thornburg, Snell, and Brokenburg are in 22551. Partlow is in 22534. Call (540) 547-SELL and send the road.

Spotsylvania wraps around Fredericksburg, and the communities are spread out. A courthouse-area house and a Partlow house take different drives.

Your mail may say Fredericksburg when the house is in the county. 22407 and 22408 are mostly Spotsylvania. Send the street and we will place it.

We buy houses in this county, and we can list them. Tell us about wells, shops, and extra buildings when you have them.

Sell your house in Spotsylvania County

Spotsylvania is a big county, and the ZIP codes cover different districts. Chancellor is in 22407. Massaponax shows up in both 22407 and 22408. Leavells and Spotsylvania Courthouse are in 22553. Thornburg, Snell, and Brokenburg are in 22551. Partlow is in 22534.

A house near the courthouse and a house down a Partlow lane take different drives. Tell us the road. If the house has a well, a shop building, or a second structure, put that in the first note.

You can ask us to buy the house. You can ask us to list it. A lot of owners ask about both when a repair list already stopped a sale.

Courthouse, Massaponax, and the south county

Spotsylvania Courthouse is the county seat, in 22553, along with Leavells. Lake Wilderness is in 22551, with Thornburg, Snell, and Brokenburg. Those names are real populated places. We use them so your address lands in the right conversation.

22408 is mostly the Berkeley district, and one Massaponax point falls there. 22407 is mostly the Chancellor district. If your mail says Fredericksburg but the house is in one of those ZIPs, you are still in this county guide.

Thornburg, Snell, and Brokenburg are the 22551 communities south and west of the courthouse. Partlow is farther south in 22534. Tell us which road you are on. A lane in Brokenburg and a street in Leavells are separate visits, and we treat them that way.

Chancellor, Berkeley, and the courthouse district

22407 is centered in the Chancellor district. 22408 is centered in the Berkeley district. If your mailbox says Fredericksburg, those two ZIPs are still Spotsylvania for the house. Massaponax has a point in each of them, so the street matters more than the postmark.

22553 holds Leavells and much of Spotsylvania Courthouse. 22551 holds Thornburg, Snell, Brokenburg, and Lake Wilderness, plus more of the courthouse area. 22534 is Partlow. Five ZIPs, five kinds of roads.

Outbuildings, pasture fences, and long gravel drives belong in the first note. So does a subdivision lot near the courthouse. Call (540) 547-SELL and name the community before you describe the roof. A Chancellor lot and a Berkeley lot can both use a Fredericksburg mailing name. Partlow rarely does. Lake Wilderness is the 22551 census place near Thornburg, Snell, and Brokenburg. Name that place if it is yours. A gravel drive in Brokenburg, a crossroads house in Snell, and a Thornburg lot near passing traffic should be described as three properties. Partlow mail is its own ZIP, 22534, south of those communities. Leavells stays with the courthouse ZIP, 22553. Please say Leavells on the call when that community is the one you own.

ZIP 22407, Chancellor

22407 is mostly Spotsylvania. The center is in the Chancellor district. One Massaponax point falls here. Chancellor, the populated place, is in this ZIP. Mention a workshop, a pond, or a horse fence if the tract has one.

22407 is mostly Spotsylvania County, about 153.9 square kilometers, with a tiny Fredericksburg city sliver. The internal point is in the Chancellor district. The Chancellor populated-place point and one Massaponax point fall in this ZCTA. The other Massaponax point is in 22408.

A Fredericksburg postmark is common on Chancellor mail. The house is still in the county if the deed says Spotsylvania. Mention a workshop, a pond, or a horse fence when the tract has one. Those notes change the visit more than the postmark does.

ZIP 22408, Berkeley and Massaponax

22408 is mostly Spotsylvania, with a Caroline edge. The center is in the Berkeley district. The other Massaponax point is here. Leavells is not. Leavells is in 22553.

22408 is mostly Spotsylvania, about 102.1 square kilometers, with a Caroline County edge of about 20.4 square kilometers. The internal point is in the Berkeley district. A Massaponax populated-place point falls here. Leavells does not. Leavells is in 22553.

Berkeley lots and the Caroline edge can share a mailing name and still use different roads. If the deed is in Caroline, start on the Caroline guide. If it is Spotsylvania, stay here and name Berkeley or Massaponax so we take the right drive.

ZIP 22553, courthouse and Leavells

22553 is Spotsylvania. Leavells and Spotsylvania Courthouse are in this ZIP, along with the Spotsylvania Courthouse census place.

22553 is Spotsylvania County, about 112.9 square kilometers. Leavells and Spotsylvania Courthouse are the populated places, and the Spotsylvania Courthouse census designated place overlaps about 13.2 square kilometers. The circuit court clerk's office for the county is on Judicial Center Lane in this ZIP.

A house near the courthouse and a house in Leavells can both use 22553. Say which. Courthouse-area lots are often on subdivision streets. Leavells can feel more spread out. Either way, list outbuildings before we arrive.

ZIP 22551, Thornburg and Brokenburg

22551 is mostly Spotsylvania. Thornburg, Snell, and Brokenburg are here. Lake Wilderness is a census place in this ZIP. Part of the courthouse area reaches in too.

22551 is mostly Spotsylvania, about 432.8 square kilometers, with an Orange County sliver of about 2.7 square kilometers. Thornburg, Snell, and Brokenburg are the populated places. Lake Wilderness is a census designated place in this ZIP, and part of the courthouse area reaches in as well.

Thornburg sits nearer passing roads. Snell and Brokenburg are smaller crossroads. Lake Wilderness is the census place among them. A gravel drive in Brokenburg and a Thornburg lot are separate visits. If the tract is on the Orange sliver, say so.

ZIP 22534, Partlow

22534 is Spotsylvania. Partlow is the populated place in this ZIP. It sits south of Thornburg and the courthouse.

22534 is Spotsylvania County, about 85.9 square kilometers. Partlow is the populated place, and the relationship file shows no other census place with land overlap we use. It sits south of Thornburg and the courthouse.

Partlow mail is its own ZIP. Houses here can sit on longer lanes. Tell us about a well, a septic field, a barn, or a shop. You can leave those buildings as they are for the first look. We need to know they exist.

Recording a Spotsylvania deed

Spotsylvania deeds record with the Spotsylvania Circuit Court clerk at 9107 Judicial Center Lane, Spotsylvania, VA 22553, phone (540) 507-7600, as listed in the Virginia courts directory. The clerk named there is Christalyn M. Jett. The office is in the 22553 courthouse area. It is not our office.

At Judicial Center Lane the clerk collects recordation tax under § 58.1-801 and the grantor's tax under § 58.1-802. Section 58.1-814 is the local one-third option. Section 58.1-803 covers a deed of trust. Bring the payoff so the settlement company can stack those lines on your actual price.

Chancellor and Berkeley mail often says Fredericksburg. If the deed says Spotsylvania, this is still the clerk. If the deed says Caroline, use the Bowling Green clerk instead.

Wells, shops, and subdivision streets

Partlow, Brokenburg, and some Thornburg tracts can use a well and a septic system, and they can include a barn or a shop. Leavells and the courthouse area are more often subdivision streets. An inspector will ask which systems the house uses. So will we. Bring a well report or a septic receipt if you have one.

Outbuildings count. A shop with power, a run-in shed, or a second dwelling changes what we walk. You can leave the tools where they are. Tell us the buildings exist so the visit covers them.

Cash or a listing in the county

A listing near Spotsylvania Courthouse can draw shoppers who compare subdivision houses. A listing down a Partlow lane can mean a longer drive and fewer drop-in visits. A cash purchase skips the showing calendar and still needs a clear look at the house and the title.

If a repair list already stopped a sale, bring the list. We can talk about buying the house, listing it, or both. The Spotsylvania repairs article is the longer note on that choice. Call (540) 547-SELL with the community name.

Five drives, five first notes

Chancellor in 22407: say if the tract includes a workshop, a pond, or livestock fencing. A Fredericksburg postmark is normal. The deed's county name is the one that matters for the clerk on Judicial Center Lane.

Berkeley and the Massaponax point in 22408: say if the tax bill says Caroline. That edge is about 20.4 square kilometers of the ZCTA. A Caroline deed belongs with the Bowling Green clerk even when the mailbox says Fredericksburg.

Courthouse and Leavells in 22553 sit nearest the clerk. Subdivision streets and Leavells lanes are different walks. Thornburg, Snell, Brokenburg, and Lake Wilderness in 22551 cover the long south and west, about 432.8 square kilometers of Spotsylvania land. Partlow in 22534 is its own mail. For Partlow, name the well, the septic field, and every outbuilding before we leave the courthouse area.

A Partlow and Chancellor checklist

Chancellor workshop, pond, and livestock fencing already belong in the first note. Add girder, sill, joist, and rafter if a barn or a raised floor is part of the tract. Gravel, pasture gate, and a drainfield marker help on the 22534 and 22551 lanes.

Leavells and the courthouse streets can skip the pasture words and use stoop, hinge, jamb, threshold, and weatherstrip instead. Those are ordinary subdivision-door notes. Keeping the two lists apart is how a Berkeley acreage visit stays different from a Leavells driveway.

On acreage, a hayloft, a tack hook, a water trough, a culvert, and a swale are worth naming. A septic tank, baffle, inlet, outlet, cleanout, and distribution box are the field words if you know them. A perc test in a drawer is useful. If you do not know those parts, say the grass is wet or the grass is firm and we will look. A tack room, a round pen, a loafing shed, a cistern, or a frost-free hydrant belongs in the acreage note when you have one. A farrier's crosstie, a wash stall, a mounting block, a hayrack, a baler, a tedder, a posthole auger, a fencepost, barbed strand, a gatepost, a hasp, or a padlock belongs on that list only when the tract has it.

Spotsylvania situations we see

  • Family land with a house on it

Yes, we look at estate houses in the county. Tell us who can sign and whether there is extra land. A Partlow property and a courthouse house need their own notes.

  • The loan is behind

Call while you still have time to talk. Bring the payoff letter. If the price cannot cover what is owed, we say so after we see the numbers.

  • A county rental you want to sell

We look at houses with tenants and houses that are empty. Tell us who is there and what the lease says. Subdivision rentals and houses on wells are different.

  • More than one owner on the deed

We need to know who can sign and whether anyone still lives there. Two owners can want different dates. Start with the facts.

  • Work stopped or the house needs systems

You can call with a well, a septic system, an outbuilding, or a repair list. Tell us what is unfinished. We look before anyone writes a number.

Call (540) 547-SELL and tell us the Spotsylvania road.
