Yes. Tell us the date your move requires and whether anyone still lives in the house. We look at the house and the title work, then we tell you what we can plan. You can ask for cash, a listing, or both. Call (540) 547-SELL.
The date you already have
Share the day you need to be gone, or the day the next house starts. We do not invent a faster date than title, a payoff, and occupancy can support. If title cannot keep up, we say so. Your date is the input. The file tells us what is realistic.
Two houses at once
Carrying costs are the quiet part of a move. A listing may still be worth it if this house will show and you can bridge the gap. Cash is the path when you want one buyer instead of a string of showings while you are packing. Tell us which pressure is bigger: the calendar, or the chance of a higher retail price.
You already left
Distance is normal. We need access: a lockbox, a neighbor, a video, and a later walkthrough. Stafford, Prince William, and the smaller counties all have owners who start the sale from another state. The street still decides the visit.
What to send
The address, the move date, and who has keys. Say if a tenant or a relative is still inside. Say if you want the house listed for shoppers while you are gone. We keep a listing conversation and a cash conversation labeled so they do not get mixed.
Start before the truck
Call (540) 547-SELL when the move is real, even if the truck is not booked. A look can happen before you finish packing. You choose the path after you see what we find.
Packing while the house is still yours
Boxes in the hall do not stop a look. Tell us which rooms are still in use and which are already empty. If someone is still sleeping there, we pick a time that respects that. If the moving truck is booked, give us that day so we understand the pressure. A listing can keep going after you leave, if a neighbor can host showings. A cash walkthrough can be finished before you hand over the keys to the next place. You choose. We do not treat a job transfer and a move closer to family as different products. The date and the house are what change.
Keys from another state
People leave Stafford and Prince William for work and call us from the new city. A lockbox code, a garage keypad, and a local friend are enough to start. We send what we see. You read it where you are. If a lawn service or an association is still billing you, mention it. Those bills are part of why the house should not sit. Call (540) 547-SELL with the old address and the date you need to be done with it. We tell you what title and occupancy allow.
Mail, lawns, and the last weekend
Forward the mail before the closing conversation gets busy. A lawn that grows for three weeks is a small thing that makes photos worse if you list, and it is a clue about vacancy if you sell directly. Tell us if a service is already hired. Tell us the last weekend you can be in town. If that weekend is the only time you can walk us through, we will aim for it. If you cannot be there at all, the lockbox plan is enough. Partners sometimes move on different days. Say who leaves last. That person usually holds the keys. Call (540) 547-SELL with the departure weekend and the street. We build the visit backward from that weekend. If a company is moving you and they want a status, you can tell them we are looking at the house. You do not have to share a price you do not have yet. School calendars and a partner's start date can both be true. Give us the earlier one. If furniture is going into storage, say whether the house will be empty on the day we walk it. Empty rooms photograph differently if you later choose a listing. We can note that. The first job is still to see the property before the truck day arrives. Text the lockbox code only when the visit is set.
Questions
- I already left. Can we still do this?
- Yes. We need a way in. A lockbox, a neighbor, or a video plus a later walkthrough all work.
- Can I list it and still ask about cash?
- Yes. Use both paths on the form, or call (540) 547-SELL. The two conversations stay labeled.
- What if my date is soon?
- Tell us the date. We look at title and occupancy and tell you what we can plan.
- Do I need to empty the house first?
- No. Tell us what is still there. We can look around furniture and boxes.
- Is a job move the only reason?
- No. A family move or a house you already bought somewhere else is enough. Tell us the reason in plain words.
- Which towns do you cover?
- The location guides list them: Fredericksburg, the surrounding counties, Woodbridge, and Colonial Beach.
